Innovation district place making and real estate development related services: master planning, construction, project management, leasing, acquisition and financing (public, private / equity, debt)

McMaster Innovation Park is a 58 acre, master planned mixed use innovation precinct with a focus on life sciences & biotech, engineering and advanced manufacturing, and data sciences. This master planned innovation park at completion is envisioned to consist of approximately, 3.5 million square feet of space. The other components of the precinct include residential rentals, office, hotel, and amenity and public space to animate the park. Members of the Spatial Alchemists team (as employees of MIP at the time) created the master plan and subsequently led a capital raise to fund delivery of the expansion. The team was successful in attracting its first anchor, OmniaBio Inc., a cell and gene therapy CDMO and spin-out of Centre for Commercialization and Regenerative Medicine (“CCRM”) to the park and was intimately engaged with the tenant’s fund raising efforts, both from its strategic investors and from the provincial government. The team negotiated a lease that was instrumental in soliciting commercial financing for the development.

OMNIABIO 

The OmniaBio project was developed and completed successfully on time and under budget using an Integrated Project Delivery (IPD) model to meet the aggressive timeline of 16 months from groundbreaking to substantial completion of the building core and shell required by the project.

WATERFRONT TORONTO 

Waterfront Toronto (“WT”) was formed by the three levels of government to build a leading global waterfront. With 40,000 new homes and 40,000 additional jobs at full build out, the revitalization of Toronto’s waterfront is the largest urban innovative redevelopment initiative currently underway in North America. Since its formation, WT has invested in strategic infrastructure and projects to attract both private and public investments and catalyzed job creation. As master developer, WT collaborates with governments, developers, academics, and community groups to build economically, socially, and ecologically resilient precinct communities. Over the decade, members of the Spatial Alchemists team employed by WT at the time successfully leveraged the initial government seed investment of approximately $1.3B which attracted approximately $2.6 billion of new development, from private and public sector partners such as Hines, George Brown, Menkes, and others to activate the waterfront. Experience includes the strategy, management and approval of the legal, governance, and funding framework for the initial $2B funding program.

The Waterfont Toronto West Don Lands is a 80-acre master planned mixed use precinct consisting of residential both market and affordable, employment and commercial, 23 acres of public and green spaces includes Corktown Commons which serves as a park and flood protection for the entire downtown area.
